POLICIES:

Minimum Stay Requirement: A two-night minimum stay is required. If requesting either Thursday/Friday or Saturday/Sunday weekend stay, both nights will be charged at the weekend rate. A three-night minimum stay is required for most holiday weekends.

Minimum Age: You must be 25 years of age or accompanied by an adult parent. Black Ridge Cabins are intended and created for family atmospheres or business retreats, not party houses. If you are looking for a place to party with friends, you need to look elsewhere. Excessive noise levels or any property damage will be procecuted to the fullest extend of the law!

Damages: We, the owner’s of the Black Ridge Cabins have designed and furnished the structures with the highest quality materials. We expect that our guests will at all times respect the inside, outside and surrounding property. We reserve the right to charge you for any damages or excessive cleaning needed from your stay. If you notice any problems upon checking in, please let us know immediately to avoid any damages being charged to your account.

Amenities: Occasionally appliances, hot tubs, fireplaces, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other “Acts of God or Nature” that are outside of our control will not result in a refund of any monies paid. Due to cleaning and servicing, hot tubs are sometimes not up to full temperature at the time of check in and may need several hours to heat. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency. Failure to do so may result in damage or excessive cleaning charges.

Driving Conditions: Hocking County is a very rural county with curvy and hilly roads which in some areas requires cautious driving. The roads leading to the Black Ridge Cabins are paved but very narrow and maintained by the township. On occasion, especially in winter months, road and/ or driving conditions may be slippery. At these times, 4-wheel drive is recommended. The driveway to Black Ridge Lodge is very, very steep and will absolutely need wheel drive during an inclement weather. Low gear may be used during spring and summer.

Peak season: Holiday stays are charged at the regular In-season weekend rate and usually have a 3-day minimum stay requirement. The entire week between Christmas and New year's Day will also be charged at this Rate.

Payment/Fees: A 50% deposit is required at the time of reservation. Remaining balance is due 30 days prior to Check-in date.

Cancellation: $25 fee for any cancellation. 25% forfeiture of your total booking price for any cancellation within 30 days of arrival. No refund for any cancellation within 14 days of arrival.

Check-in: Check-in is at 4:00p.m.

Check-out: Check out is by 11 a.m. Upon checking in you will notice a sheet of items required for check. Please follow all of these guidelines upon checking out. Sorry, we are not able to accommodate late checkouts.

Occupancy: Rates for the CABIN are based on four-person occupancy. Additional guest charges of $20 per adult(12 and over) and $10 per child over 3 years of age. Black Ridge Cabin will accommodate a maximum of 8 guests. Rates for the LODGE and HIGHPOINTE RETREAT are based on six-person occupancy. Additional guest charges of $25 for anyone over 3 years of age. BLACK RIDGE LOGDE can accommodate up to 16 guests. BLACK RIDGE HIGHPOINT RETREAT can accommodate up to 22 guests. The amount of guests booked at time of reservation must match the amount of guests at check in. Absolutely no additional visitors permitted. Kids under age 4 stay free!!

Smoking: Smoking is not allowed inside any of the cabins. Absolutely no discarding of butts anywhere on the property! A minimum cleaning/environmental charge of $500 will be charged for any smoking in the structure (part of this clean-up includes but is not limited to cleaning all windows, window treatments, walls, carpet, running special filter devices, etc.). Smoking allowed on back deck only with proper disposal of cigarette butts.

No Pets: We do not accommodate pets at anytime in the cabins or on the grounds.

Hunting: Absolutely no hunting of any kind is permitted anywhere on the property.

ATV's/motorcycles: Absolutely no all terrain vehicles, 4-wheelers, motorcycles or other recreational vehicles may be used on the property at any time. Only the use of motorcycles as a mode of tranportation to the unit may be used and only on the designated driveway and parking area.

Fireworks: Absolutely no fireworks/firecrackers of any kind permitted to be used anywhere, anytime on the property.
