Policies:
Minimum Stay Requirement: A two-night
minimum stay is required. A three-night minimum stay is
required for holiday weekends. If requesting either Thursday/Friday
or Saturday/Sunday weekend during off-season, both nights
will be charged at the weekend rate. Both Friday and Saturday
nights are required for In-season reservations.
Minimum Age: You must be 25 years
of age or accompanied by an adult parent. Black
Ridge Cabins are intended and created for family atmospheres,
church groups, weddings or business retreats, not party
houses! Our vacation homes are furnished with the finest
amenities and equipment. If
you are looking for a place to party with friends, you need
to look elsewhere! Excessive noise
levels or any property damage will be prosecuted to the
fullest extent of the law!
Payment/Fees: Reservations are to be
made via the online Reservation system! The Reservation
system requires a valid credit card to
book a reservation. However, Credit cards will
only be used for payment when 1) booking
within 7 days of the Check-In date 2) To
collect extra charges due to property damage or excessive
cleaning 3) To collect cancellation fee!
A 50% down payment is required within
14 days of making a reservation. Please mail the
down payment check or money order along with the completed
rental agreement to the business address shown at
the bottom of this page to HOLD a reservation!
Full payment is due 30 days prior to Check-in date.
Holiday Weekends: Holiday stays are charged at the weekend rate and have a 3-day minimum stay requirement. The week between Christmas and New Year's Day will also be charged at this rate.
Cancellation: $100
fee for any cancellation. 25% forfeiture of your
total booking price for any cancellation within 30 days
of arrival. No refund for any cancellation within 14 days
of arrival.
Check-in: Check-in is at 4:00pm.
Check-out: Check out is 11 a.m. Please follow all 'Prior to Leaving' guidelines upon checking out. Sorry, we are not able to accommodate late checkouts. The owner and subsequent guests greatly appreciate adherence to ALL instructions provided for use of amenities and checking out.
Occupancy: Rates for the BLACK RIDGE CABIN are
based on four-person occupancy. Black Ridge
Cabin will accommodate 8 guests(6 adults maximum). Rates
for the BLACK RIDGE LODGE at CLEARCREEK are based on eight-person
occupancy. BLACK RIDGE LODGE can accommodate up to 12 guests(8
adults maximum). Rates for the BLACK RIDGE HIGHPOINT RETREAT
are based on twelve-person occupancy. BLACK
RIDGE HIGHPOINT RETREAT can accommodate up to 20 guests.
Additional guest charges of $25 for anyone over 3 years
of age. Absolutely no additional
visitors or in-and-out visitors permitted unless 'Special
Event' has been discussed/approved by Owner!
Kids under 4 stay free!
Damages: We, the owner’s of the Black Ridge Cabins have designed and furnished our homes with the highest quality materials and amenities. We expect that our guests will at all times respect the inside, outside and surrounding property. We reserve the right to charge you for any damages or excessive cleaning needed from your stay. If you notice any problems upon checking in, please let us know immediately to avoid any damages being charged to your account. These are Luxury Log Homes with top-of-the-line furnishings, not your typical Log Cabins.
Amenities: Occasionally appliances, hot tubs, fireplaces, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other “Acts of God or Nature” that are outside of our control will not result in a refund of any monies paid. Due to cleaning and servicing, hot tubs are sometimes not up to full temperature at the time of check in and may need a few hours to heat. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency. Failure to do so may result in additional charges for damages.
Smoking: Smoking is not allowed inside any of the cabins. Absolutely no discarding of butts anywhere on the property! A minimum cleaning/environmental charge of $500 will be charged for any smoking in the structure (part of this clean-up includes but is not limited to cleaning all windows, window treatments, walls, carpet, running special filter devices, etc.). Smoking allowed on back deck/patio with proper disposal of cigarette butts.
Driving Conditions: Hocking County is
a very rural county with curvy and hilly roads which requires
cautious driving. The roads leading to the Black Ridge Cabins
are paved but very narrow and maintained by the townships.
On occasion, especially in winter months, roads and/or driving
conditions may be treacherous. At these times, 4-wheel drive
is absolutely required. Some roads(driveway
to Black Ridge Lodge) are very, very steep and will
require 4-wheel drive during inclement weather
or any significant snowfall.
No Pets: We do NOT accommodate pets at anytime
in the cabins or on the grounds. No
exceptions!
Hunting: Absolutely no hunting of any kind is permitted anywhere on the property.
ATV's/motorcycles: Absolutely no all terrain vehicles, 4-wheelers, motorcycles or other recreational vehicles may be used on the property at any time. Only the use of motorcycles as a mode of transportation to the home may be used and only on the designated driveway and parking area.
Fireworks: Absolutely no fireworks/firecrackers of any kind permitted to be used anywhere, anytime on the property. |
